Facts and figures on rented housing in the Maldon District

 

There is a shortage of affordable private rented housing in the Maldon District:

 

  • Maldon is in the top ten districts with the highest house prices. This means high mortgage and rental payments are out of reach for many people
  • The number of people waiting for housing association properties is increasing and there is an overall decline in the numbers of housing association properties in the area

 

The Council wants to work with landlords to:

 

  • Help achieve the Council’s objective to increase the amount of affordable housing in the area
  • Help the Council in it's duty to provide temporary accommodation. It wants to meet this duty by placing people in the private sector rather than using bed and breakfast

Do you need help finding a tenant?

 

The Council assists people in accessing housing in the private rented sector by the provision of a Deposit Bond and/or Rent in Advance.  The Council does not provide a management service.

 

If you would like us to pass the details of your property onto our clients we are happy to do this. As the landlord you would retain the responsibility of interviewing and selecting your tenant. If you would like more details please contact the Homelessness Prevention Officers Tel:- 01621 854477.


If you have a spare room and would consider taking in a lodger you may benefit from The government's Rent a Room Scheme. Whether you are working or reliant on benefits or a pension you could still receive a significant boost to your income by taking in a lodger. Landlords meetings

 

The Council hosts a 'Private Landlords Forum' twice a year.  The meetings are open to all landlords and potential landlords in the area. Speakers from the public and private sector give information on changes in the law, good practice, finance and new central and local government initiatives for landlords. Landlord Empty Property Loans

 

Empty property loans are provided on a discretionary basis to help landlords (and prospective landlords) to fund essential works to bring empty homes and derelict buildings back into use as affordable rented accommodation for tenants nominated by the Council.

 

The interest-free loan will be repayable by instalments, using a proportion of the monthly rental income.  The amount of money borrowed will be registered as a local land charge on the property and will be subject to repayment if the property is sold or transferred, or if the landlord breaks the terms of the agreement, within ten years of the loan being provided.

Disabled Facilities Grants

 

The following principles guide this policy area:

  • Meeting the needs of the disabled person
  • Making best use of the housing stock
  • Making best use of the existing budgets  

Mandatory disabled facilities grants are available to help qualifying applicants pay for the cost of adapting a home to meet the needs of a disabled person. In the first instance all housing options should be considered – including re-housing where appropriate.

FIRE SAFETY

 

Landlords are responsible for assessing the risk from fire within the shared areas and sleeping accommodation of their properties, and taking action to remove or reduce identified risks. The guidance on shared parts and sleeping accommodation may help.
