Demolition of Former Classroom on Hythe Quay
Published on Monday, 15th September 2025
Maldon District Council has announced that the demolition of the former classroom building at Hythe Quay is set to commence.
The building is being taken down due to structural concerns rendering it unsafe for continued use and it is beyond economical repair. Sadly, refurbishment is not possible given the original construction methods employed.
Preparatory works have already begun, with the electrical supply to the building disconnected and arrangements in for signage and traffic cones to highlight the need for a temporary road closure, along with Heras security fencing which will be installed along the roadside of the building, marking the beginning of on-site safety measures for the upcoming demolition.
The principal demolition activities have been scheduled to commence on 22nd September with preparatory works underway from 15th September, thus ensuring no disruption during the community’s Heritage Open Weekend. At this time, no further road closures are expected, and any disturbance to local residents is anticipated to be minimal.
The initial phase involves the careful removal of the building’s asbestos roof—a process that will take place from within the existing walls, ensuring safety and compliance with environmental standards. Once the roof has been removed and safely disposed of off-site, the building’s walls will be systematically dismantled and placed in a secure skip adjacent to the structure.
While the skip may partially extend into the roadway, it will be fenced off, and vehicle access will remain available throughout this brief period. This final phase of the demolition is expected to take approximately three days.
Leader of Maldon District Council, Cllr Richard Siddall, said “The former classroom needs to be removed as the building is beyond economic repair, and the structural integrity of the building poses a risk to Health and Safety.
“The future redevelopment of the site will form part of the broader regeneration plans for Hythe Quay, and whilst specific proposals are yet to be finalised, it is widely agreed that any new development should reflect and respect the historical and maritime character of the area. As proposals come forward, we will ensure that we consult with all stakeholders and the local community, to reflect their views and opinions.
“Adjacent residents have been informed, and the Council remains committed to keeping the community updated as plans progress.”
