Maldon District Local Development Plan (LDP) Background
The objective of the LDP is to improve the quality of life for those who live and work in the District, and also for those who visit, to the benefit of existing and future generations. It sets out the scale and distribution of future development and infrastructure needed to provide it.
"The District's unique heritage and countryside will be protected by maintaining high density design standards and adhering to the principles of sustainable development. Over the plan period the District will grow sustainably to meet objectively assessed housing needs, taking into account environmental and infrastructure constraints."
The LDP was prepared under the legislative provisions in the Planning and Compulsory Purchase Act 2004, the Localism Act 2011 and the Town and Country Planning (Local Planning) Regulations 2012.
Development is needed to meet local housing needs and requirements, to protect local services and deliver new affordable homes and infrastructure. Our up-to-date evidence base is used to shape the LDP which shows:
- That Maldon's objectively assessed housing needs for the plan period between 2014 - 2029 is 310 dwellings per annum
- An Infrastructure Delivery Plan (IDP) demonstrating where and when the necessary improvements to infrastructure will be made
- Across 15 years, the LDP will identify where a minimum of 4,650 will be built
Now in place, the plan will guide, manage and control development across the District over the next 15 years. This will enable the Council to resist other development proposals which are unsustainable or in inappropriate locations. It is essential that development can be managed and controlled to protect rural areas and the character of the District.
