How is the levy calculated?
The levy is calculated using the amount of chargeable residential floorspace, measured in square metres.
The calculation is broadly:
Chargeable floorspace × applicable Maldon levy rate = Building Safety Levy
Chargeable floorspace is generally measured using Gross Internal Area (GIA).
The calculation can include certain communal areas that are intended for the use of residents of chargeable dwellings, such as communal entrances, stairways, landings and plant rooms.
Social housing, supported housing and other exempt accommodation are not included in the chargeable floorspace where the relevant exemption applies.
For example, a chargeable development in Maldon with 2,000m² of chargeable floorspace on previously developed land would have a levy liability of:
2,000m² × £16.90 = £33,800
The final levy liability will be determined by Maldon District Council based on the information and evidence provided by the client.
