Renters’ Rights Act 2026 – important information for landlords
The Renters Rights Act came into force on 1st May 2026, which has bought major changes to the private rented sector in England.
The Act has, from 1st May 2026 abololished the Section 21 “no-fault” evictions, moved tenancies to periodic tenancies and set out a number of new possession grounds. A new Private Rented Sector Landlord Ombudsman, and a requirement for landlords to register with a private rented sector portal will come into force towards the end of 2026. These reforms are intended to modernise the system for both tenants and landlords, and are the biggest changes to renting law in decades.
